Renting in NYC  -  The Good, the Bad and the Ugly
 
First, the Good – New York City is an amazing place to live. The people, activity, culture, food, music, schools, nightlife, economy, etc., etc., etc…… are like no other place in the world. The city is safer than it has ever been. Lots of people from all over this country and around the world continue to move here daily. And if you are reading this, then most likely you want to be here, too.
 
Now, the Bad and the Ugly – Because of what is listed above, renting an apartment in New York City presents particular challenges, many of which cause a shock to the system of individuals accustomed to other cities. Renting here can be confusing, competitive, expensive, frustrating, and at times, seem downright nasty. But it doesn’t have to be that way.

Before you leap into the waters of apartment searching however, there are several important points that you should consider.

 

  • ·   Where do you want to live? You should consider what neighborhoods are you most interested in to keep your apartment search focused.
  • ·   Do you need a short-term or long-term rental?  Short-term is considered anything less than 12 months.
  • ·   How much are you able to spend?  A good rule of thumb here is not more than one-third of your annual income. Landlords will often require income of 40 to 50 times the monthly rent. 
  • ·   How is your credit?  Nearly all landlords require decent credit to secure a lease. Otherwise you may have to consider getting a guarantor. 
  • ·   When do you want to move?  It doesn’t make sense to start looking until about 30 or 40 days before your move date – see HERE for a Renter’s Timeline. 
  • ·   How many bedrooms do you need? Obviously the more bedrooms, the higher the rent. 
  • ·   What is your preference for building style? Some examples to consider are high rise, pre-war, new construction, etc.

  • ·   Do you have any pets?  Certain buildings will not allow pets so if you have a pet, you will have to focus your search on those that do.
